RERL-1754- Mental Illness Awareness Month- Special Guest - Rachel Cucchiara

Nearly 1 in 5 adults in the US has some form of mental illness and there is still much stigma surrounding the topic, both publicly and internally. Admitting to yourself or others that you have a mental illness can be a major battle, so while it is still mental illness awareness month, Joe Cucchiara welcomes in his daughter Rachel Cucchiara to openly discuss her struggles with major depressive and anxiety disorder since she was diagnosed as a teenager. There is no one treatment that flawlessly works for everyone and the process of trial and error can be more than discouraging at times, but it should never be a reason for someone to not seek the help they need. RERL-1753-Housing Market – Major Changes On The Way!

Is the housing market ever going to stop rallying? Most likely. The market is all over the place and you could even say it’s carrying the same crazy vibe as the 2005 and 2006 markets. Homes are being fought over and prices are being run up by over 30% of the asking price. No one could possibly have seen this coming, and if they did its probably just pent-up demand from the pandemic, right? Joe Cucchiara turns back the clock and pinpoints several historical reasons why the market is practically exploding at a time when when the future is still uncertain. Other topics include:

Major changes to financing second homes and investment properties

The future of secondary home markets

Greedy Fannie + Freddie

Outstanding interest rates

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1752-Why professional photography makes a difference!

We can all have a good chuckle when you meet with a professional, and you realize their publicity photo was taken years ago. Today Joe chats with Teresa (FOTOS BY T), who outside of keeping your publicity photos relevant, captures all her clients’ memorable moments while making the shoot itself fun and lighthearted. We seriously doubt anyone else been told by their photographer to “look constipated” before snapping the perfect pose. Teresa also takes your photos to the next level with edits that create unique and entertaining memories for your album or can be sent to family and friends as a personalized card during the holidays.

Life in your brand & the rain studio

Sexy by T

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RER-1751-California opening, and rates are going up. What will this do for housing?

It’s been happening for a while, but you could unofficially call 2020 the year people wanted to leave California. We saw the economy have a massive run up coupled with crazy low interest rates that made it too tempting to buy no matter the cost. Joe Cucchiara and Jack Russo team up to discuss how the turbulent political environment and knee-jerk covid reactions are affecting real estate. Topics include:

3 kinds of people leaving

FOMO

Rising interest rates

Dealing with stock market corrections

What is SPAC & how is it tied to the housing market?

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1750-Why everyone's fleeing to Florida, and careful with a vacation home purchase!

There’s a lot going on in Florida and if you haven’t looked into it yet, we’ve got you covered. Jack Russo provides us with an insider’s look at all the ways Florida is drawing in people from more than just California – and yes, it goes well beyond affordable housing! Politics and recreation aside, it could be possible that Florida is on its way to becoming the spot to do business.

Second home purchases have shot up 80% since last year and it has everything to do with the pandemic. Working from home is the new norm for many of us and with not much else to do for fun, consumers are pulling the trigger and buying secondary homes to work from. Though it feels like covid will go on forever, we will one day go back to normal. Joe Cucchiara wonders if that vacation home will eventually become more of a burden than an escape.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1749-Boycott B of A, and don't be so quick to sell your home!

Why boycott Bank of America? If your privacy is important to you, then you will want to strongly consider switching your account to a different bank. Bank of America has been sharing private information with government agencies about consumer spending habits in the time around the January 6th Capitol riots. Though it is easy to sell off this underreported headline as BofA being helpful to the government, Joe Cucchiara wonders if we should be more cautious of this sketchy move. You decide. Did Bank of America support justice in this move or did they betray the trust of their consumers by sharing without consent?

The mass exodus of California has been in the news for a few years now, but in 2020 we hit new numbers. As if sky-high housing prices and taxes weren’t enough of a burden, covid has sent close to half a million people fleeing to other states making it the first year more people have left the state than entered it. Unless you have alternative reasons for selling, it may be best to not follow to masses and keep your property. It’s too easy to make knee-jerk reactions during times of uncertainty, think and be sure the sale of your largest asset won’t become your largest mistake.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1748- How Does the Election Impact Real Estate Investors?

As an industry, the National Association of Realtors is a strong lobbying body in Congress, but in one week, a new administration will take office. Regardless of the NAR’s power, many things will officially begin to change starting January 20th and smart investors will start planning for new changes. Joe Cucchiara asks Jack Russo what changes he thinks will take place in residential and commercial real estate if a major liberal agenda emerges. Also in discussion:

Exodus of major California companies

What things will probably surprise us one year from now?

Virtual companies

What more does it take to get the attention of politicians?

Properties to avoid

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1747-End of The Year Review in Real Estate & What to Expect in 2021

2020 was so crazy, it’s hard to remember anything that happened that isn’t covid related. Residential real estate remained surprisingly strong in Silicon Valley and it is arguable that residential real estate actually benefitted from the pandemic – but can the same be said for commercial real estate? Joe Cucchiara wraps up a wild year for real estate and predicts if 2021 will be as big a surprise as its predecessor.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1746-Business and Real Estate - Small actions yield big HQ implications for Uber, Wells Fargo, Chevron

Wake up California! Big companies have had it and are finally leaving for a more business friendly state. For a few years now you have heard us talk about how California residents have flocked to states where homes can be 1/10 the price for a lot more space and are a lot more attractive when Tax Day rolls around. Companies such as Oracle, Hewlett Packard and Tesla have done the math and, as much as we all love Silicon Valley, it just doesn’t make sense for these businesses to stay and continue throwing money at the state. Joe Cucchiara asks Jack Russo how the exodus looks to be changing the makeup of California while the economy seemingly keeps chugging along. Other topics include:

The impact on commercial and residential real estate

New York and Florida’s exodus

Are companies concerned about future covid liabilities in the workspace?

Apple’s autonomous cars

Will the vaccine change the thinking of companies?

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1743- Calling all small businesses - We want to help!

Since March, small businesses have been riding this crazy roller coaster and taken more than their fair share of hits. Shutdowns and stricter regulations are being put back into place as covid makes its resurgence and many small businesses that were already in survival mode, may soon lose it all. Starting today, Joe Cucchiara is challenging you to abstain from big businesses with capital and support your favorite small businesses through these challenging months. Supporting small business can go beyond being a patron. Over the next two months Joe will interview small business owns to learn what more needs to be done so we all can escape this pandemic unscathed. Also:

Are covid regulations being based on science or politics and beliefs?

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1742-NatureQuant.com – The New Way to Track Your Nature Scores!

The studies are in, exposure to nature can be the most important factor to promoting your physical and mental wellbeing. One way we can bring the relevance of nature to the forefront, is to allow people to quantify it and then track it over time. Host Joe Cucchiara asks Jared Hanley and Dr. Chris Minson about how users calculate their “NatureScore” and then utilize that data to integrate nature as a personal health tool. Topics:

Real estate and other applications for NatureQuant

Cofounder Dr. Minson on the benefits of nature

Environmental pollutants

How to navigate NatureQuant.com

Industries that benefit from NatureQuant

Are some forms of nature better than others?

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1741-Breast Cancer Awareness Month

October may be the home of post-season baseball, Halloween, mountains of candy and our favorite spooky themed treats. However, the scariest thing that happens during October has nothing to do with skeletons, zombies, cavities, or the LA Dodgers winning the World Series, October is breast cancer awareness month. Anyone who has faced any type of cancer knows how frightening a diagnosis can be. Today Joe Cucchiara welcomes breast cancer survivor, Tania Cheater, to share her story as well as spread helpful information for people currently battling breast cancer and their caregivers.

For more information and tips, check out her website: blindsided by BRCA

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1740-Big City Rents Dropping… Are Big City Home Values Next?

From San Francisco to New York City, rents are drastically dropping across all the major US cities. For years you have heard us talking about building modular and prefabricated homes as ways to get the price per square foot down. More recently we have focused on the exodus of California and other high-income states (or the United States altogether) as home values, taxes and traffic have finally taken their tolls on fatigued residents. Joe Cucchaira and Jack Russo discuss if big city home values will soon follow and the possibly bigger concern of commercial rents.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1739-NatureQuant.com - You Can Now Track NatureScores!

Has there ever been a bigger focus on making nature part of your physical and mental health? RERL-1737-Silicon Valley Stress – The Reason for Some Leaving?

Business students will remember learning about creative destruction, the notion that out of every destruction something new is created. What doesn’t get talked about is how quickly that something new gets created. Whether we find a covid vaccine or not by the end of 2020, the virus has already changed Silicon Valley. Joe Cucchiara and Jack Russo discuss if the high-stress-non-stop lifestyle of Silicon Valley has officially burned itself out and sent people looking for places where life moves a little slower. Will the effects of covid end up killing more than the disease itself? More people are believing that the elements that make Silicon Valley unique can be recreated, and if it can, then that belief may become a reality sooner than we think.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com.
California is in the middle of a crisis that is indirectly affecting everything from real estate to jobs to businesses. Of course this problem of consumers fleeing state and country in search of lower cost living is happening all across America, but as the sixth largest economy in the world, it just wouldn’t be California if we didn’t have our own, unique spin on the problem. RERL-1731-The Future of Real Estate Investing – Part 3

“Why am I living in California if most of my investments are outside of the state?” Talking to people, there is a scary amount of people seriously considering leaving California in the near future for a multitude of reasons. With more companies issuing remote policies, the list of reasons to stay are dwindling and the motive to relocate is gaining momentum. Has Silicon Valley hit the tipping point and is now poised to become a ghost town? Today Joe Cucchiara and Jack Russo discuss the future of investing in real estate. RERL-1730- The Future of California Real Estate – Part 2 (Leaving For Other Countries)

Is it time for the government to force people to change the way they live? The livability of a place is directly related to whether or not they can stay. With more people opting to work from home, it is completely possible to hold a Silicon Valley job and leave the traffic and high living costs behind if you do a little planning beforehand – and many of us are. Even with all these big changes taking place, California continues to pile on more taxes and quotas we are struggling to meet. Is California unique enough to withstand a major exodus of citizens and corporations? Listen in as Joe Cucchiara and Jack Russo discuss the three options distressed Californians face:

Exiting the US while remaining a US citizen

Fully exiting and paying exit taxes

Leave for a US territory and not pay federal taxes for 15 years

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1728-Growing Your Business-What would cause California Real Estate to collapse? Part 1

Before the pandemic, people thought Silicon Valley was bulletproof. Sure, the cost of living is high, but people still wanted to come here and work for the biggest tech companies and slickest startups. RERL-1727-Growing Your Business - Litigation Finance - Large Growth

Go back 100 years and the law was against lawyers advertising and finding third parties to finance cases. Even contingent fees were scrutinized to dissuade lawyers from pursuing costly litigation. Though things changed in the 1980’s, lawyers still spend much of their time playing the role of peace maker as most cases cannot afford to go to litigation. Litigation finance is an explosive area right now as attorneys can spend years working on a case without receiving payment. Big law firms with an established track record can easily obtain a line of credit from the banks, but what if you are a small law firm? Venture capitalists have decentralized the way to invest into these programs by putting it on the web. Investors can choose from individual torts and loan money to law firms in return for a slice of the commission. Today Joe Cucchiara and Jack Russo discuss how the internet has opened a whole new way to finance litigation.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1726-Lending and Real Estate Update

Interest rates are near all time lows, hovering around the mid to high 2’s depending on your loan amount, credit score, etc. While still low, many quotes you receive can be misleading, oftentimes costing you more money than you’ll save. Fortunately, the easiest way to figure out if a lender is a legitimate professional or a hack is to ask “What is the cost of that interest rate?” Today Joe provides us with another real estate and lending update to keep you safe and in the know. RERL-1724-Community & Reality

Whether it be race, religion, sexual orientation, or gender, we are still going through a process of unbiasing ourselves. Still in the midst of a pandemic, pent-up anger over racial discrimination and police brutality is bubbling to the surface, largely fueled by loss of jobs, income and opportunity. Officer or civilian, we are learning a painful lesson that will be passed down to our children, grandchildren and even great-grandchildren. Today Joe and Jack take a moment to self-reflect on the racial tension burning through our communities.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1722-Growing Your Business- Beyond Banks! Sources For Financing

It’s strangely funny that the very same lenders that agreed to forbearances, are now coming back and saying they don’t want to finance you because of said forbearance, even though it’s been paid off. Getting loans from big banks is more about software and data than it is about banks placing a bit of trust in someone with a great idea or trying to make ends meet under extreme situations. Money is an infrastructure that, if it’s not there, will have small businesses relying on plans B, C, D & E to make things happen. The days of traditional banking are over, maybe it’s time to consider other options when you need lending.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1721-Growing Your Business-Big Banks - How Are They Behaving and Reacting In A Crisis!

Way back in 2008, the government bailed out banks during the mortgage meltdown. While circumstances are not quite the same today, there are a few parallels that exist between the two. Low rates have been fueling this economy and the juice just keeps getting put on to keep things rolling. As a result, smaller banks are worried about repercussions as they are treated differently from big banks, many of which have already taken advantage of the program meant to support small businesses. The future is foggy for both consumers and banks, are they reacting the way consumers want them to?

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com.
During a recession, small businesses have the advantage of control large businesses have the advantages of large budgets or government backing. Caught in the middle of these businesses are companies that seem big, but are getting hammered by costs out of their control and don’t have the depth of major companies.
Is today the best time to buy? It is certainly an arguable point considering that the last 5 years buyers seemingly had no hope in an aggressive buyers market. RERL-1670-How to make a smart home purchase before you sell

If you were to look at a chart of Bay Area housing market trends you’d notice some sizeable swings happening. It’s hard to believe that the Bay Area has fallen into an incredibly normal market after dealing with such an intensely hot market. In fact, buyers and sellers have gotten so accustomed to homes spending only days on the market it’s as if we all forgot that it is completely normal for a home to spend months on the market before both buyer and seller reach an agreement. Today Joe sheds some perspective on the shifting market that applies to both buyers and sellers. Topics include:

Market cycles and recessionary fears

Contingent offers

Releasing sale contingencies to remove purchase liabilities

Cross-collateral loans

Pledged assets

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. Simply mention you were thinking about making a transaction and instantly you’ll have people telling you to wait for the Bay Area’s market to come crashing down. Other people will encourage you to get out there quick and take advantage of this lull in the market for it will surely take off again before we know it. Whether the market rallies back or continues to fall, trying to time the market is a huge mistake because no one can predict the future. Listen in as Joe and Mike get into the psychology of the market.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. RERL-1664-Rates drop to historic lows - Buyer's market

Rates continue to drop and right now we are flirting with historic lows. With rates as low as they have been it’s easy to forget that rates were once as high as 14%! Right now 30 year money is seriously cheap and, while still expensive, the Silicon Valley market has slowed enough that buyers finally have the chance to negotiate with sellers. First time home buyers who have felt shut out of the market for so long will have more qualifying power than in previous years and now could be the perfect time to strike. Today Joe discusses the decline in interest rates and the buyer’s market.

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com.
The market keeps ticking up and buyers are finding their options are dwindling once again. Today Joe and Mike share their checklist of buyer’s options. Topics include:

Financing and payment programs

Qualifying for a larger loan & staying under the interest tax deduction cap

Preparing to buy in this market

Creative ways to get into homes

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com. Specific topics include:

Are 9/10 lenders under qualified?

The lack of technological advancements

Interest rates vs. information and fees –Which is more important to you?

Shifting to a seller’s market

What could happen in a potential recession

If you wish to contact Joe Cucchiara email him at Joe@RERadioLive.com, call (408)-838-9060 or simply visit www.RERadioLive.com.
